			<content:encoded><![CDATA[<p>It makes no difference who you are, or how much money you have when spending money you need a budget. Should you be making major changes to a room that has been around for more than fifty years, or in the throws of decorating an entire house, a budget is in order. I know lots of people, responsible smart people, who actually cringe at the word. I’ve heard every excuse in the book as to why someone thinks they should be excluded from going through the budget making process – including the fact that they were using money they won. Like somehow the origin of the money makes a difference. Hard earned or easy come by, you still need to know where its going, and how much is being spent. End of story.</p>
<p>I know, this is where the whining begins, and the questions get asked, but why must I do it? Simply put, because it can do nothing but help you. By taking a tally of what you have to spend/are willing to spend/want to spend you create a plan. Just like an architect creates a blueprint, and an interior designer makes a vision board you have a duty to do some work too. Well, unless you don’t want to get exactly what you envisage in the long run. It is nobody’s dream, or wish but yours. Do you think the carpenter cares what you spend on countertops? Or what about the builder, is she mindful of the expense of the exposed beams in the living room? Nah, but you should be.</p>
<p>Even a site manager need your guidance, your input. When you <a title="make a budget" href="http://www.marthastewart.com/277003/home-smarts">make a budget</a> you are providing those you are relying upon answers. Whether you are onsite for an entire build, or missing in action the whole time the new couches are being chosen, these people will be looking to you for answers. Get it down in written form, it leaves no room for confusion. If you have not been involved in interior design, or home improvements before, then you might not know what to expect. Although, considering all of the television programs covering this topic it seems unlikely. However, I’ll give you the benefit of the doubt, but now I’ve told you, so you are warned. No budget, no good.</p>
<p>Closing statement: You don’t want to relinquish control of your checkbook to your handyman, or the seamstress making your new curtains. Yet, if you give no limitations, CLEAR limitations, that is precisely what you are doing. Fine, they seem like great people, but if you want to continue to them in a positive light, and them to see you in the same, do your job and prepare, and present a budget.</p>

			<content:encoded><![CDATA[<p>For a great deal of people, their five year, ten year and additional year plans have been thrown into turmoil. Some of them bought houses that they liked at the time, but anticipated they would be short term in the scheme of their lives. Perhaps they were a young couple just trying to get their foot on to the property ladder, but with the knowledge that they would need more space when baby arrived. Or, possibly they were sampling a new town, and bought a flat before committing to a full -fledged house, with the intention of setting up a real house in the near future.</p>
<p>Though the plan they had in mind, and some even on paper was to move on, the state of the financial world has put what was previously the normal, or what could have been expected in to great flux. It can be considered to be that these folks who are unable to sell as they wished are now in the dwelling for longer. Instead of mopping, or pouting about their lot it would make a great deal of sense to get cracking instead. For, to invest their time and energy toward making the accommodation more befitting their needs, and thus more attractive to future buyers makes super sense.</p>
<p>Chances are that there were features, or aspects of the property that appealed a great deal when the home was purchased; those should be spotlighted, and enhanced during this time. It will be time well spent no matter what the outcome. Should those residing in it have the opportunity to sell in the near future, then these improvements should sweeten the pot at sale time. In contrast, should they find they must remain for years, and then these upgrades will make that time more enjoyable for them.</p>

Confusion led the way, as financial predictions were made, along with real estate. A blur of information gaging where things had gone miserably wrong, where they stood and where they were headed. The final blow being the loss of the old reliable places we would invest our money, and mixed messages on what to do next.</p>
<p>Seems that one thing is being confirmed by the best of the advisors, the time to buy valuable property is now, if you have the resources. It doesn’t take much explanation to understand that buying a million pound home for half a million makes good financial sense. For awhile there, the worry was the price would go even lower. Yet, the bottom seems near, if not already here. How long things will remain this way is another mystery to be dwelt upon, and debated. But, popular real estate that can be obtained at marked discount is looking increasingly good as an investment. So, while buying places to flip, or rent out after converting is no longer a hot thing, there is something worth investigating in real estate. We all know we need to save, we all know the savings needs to be making money, and good, expensive houses are being recommended.</p>

Sure, there were those years of seventies designs that absolutely drenched walls in graphic prints of orange brown and green. And yes they permeated our thoughts when the word wallpaper was mentioned. But, its been over thirty some odd years since the last of that groovy wall décor was put up.</p>
<p>Surely, we can shake off the memory of what once hung in the “romper room”in our parents houses, or the sensory shock we underwent when we visited the house down the block that had that raised fuzzy stuff on their walls in yellow and puce. It is laughable what once was the latest and greatest, and guess what that time will come again when a generation looks back on today and gasps and guffaws over some of our trends.</p>
<p>Undoubtedly the future holds mocking, but in the here and now there are completely gorgeous wallpapers to be adored. Let’s have fun with the here and now, and dress our walls with the lovely patterns that reflect the moment. After all, aren’t we meant to live in the moment?</p>

Good news for sellers is that last year at this time, the average amount of the decrease was higher than it has been this year. However, those major cities that were able to resist this kind of impact up until know, and had been called exempt are now facing the same issues as those in smaller places with less demand.</p>
<p>Experts are saying in light of the continued economic uncertainty, and difficulties that exist in obtaining funding there is not expectation that things will change for the better. In fact they are forecasting more woes for the 2012 year. The result being that those homeowners that are serious in selling will face a serious struggle not to be forced to drop their prices, and to do so substantially. Where it will all end nobody seems to know.</p>

This applies if you are straying from traditional, contemporary or modern styles mainly. Basically, it becomes a question of what do you value most, how much you enjoy the time you live in the abode, and how much do you want to ensure that it will appeal to a wide market when you go to sell it.</p>
<p>I can see arguments for both choices, and conclude the following. If you are planning to stay in the home for the remainder of your days, then bloody well decorate it like a carnival tent if you want to. However, if you are intending a shorter stay, then either decorate in a manner that can easily be transformed into a more popular style, or get the style bang on.</p>
<p>This means if you want French country, know exactly what this entails. Or if you are feeling mellow and Moroccan be consistent with what you bring into the space. I say this for one very good reason, while not everyone will like your selection they will appreciate that it is a good rendition. On the other hand, if you do a poor job of it, then even those who love French country or Moroccan will be disappointed.</p>

Now, I am not saying all of these occur in each instant, luckily it is usually one of the bunch, but no matter because one is bad news alone.</p>
<p>I have been told by such owners that it is simply life that intervenes. Whether it be increased responsibility at work, longer commutes, additions to the family, any number of other things that are nearly all consuming, or a combination of several such factors, it just happens. They have the best of intentions, in most cases, but fall short when action is required. Then, when it comes time to sell the home, viewers get quite an eye full, but the owners are oblivious. Do not let this happen to you, whatever it takes. Because in the long run you are lowering the overall value of the place.</p>

			<content:encoded><![CDATA[<p>Things in the market have reached a point where people who had no intention of selling their family home are doing just that. Everyday it seems I hear of another couple who intended to grow old in the home they raised their kiddies in, but things have changed. Changed big time.</p>
<p>A great deal of these folks have large homes, and will have toyed with the idea of renting it out seasonally, or turning it into a bed and breakfast.  Upon first blush, either has its good sides, but mainly they fall short for one reason or another. Things like conversions, inconvenience, and not enough income being generated bring these possibilities to a close. These times call for tough decisions, and by working in this industry I know it all too well. And when I am asked for an opinion on what the future holds, all I can do is shake my head, because what I believe awaits is definitely not what those individuals want, or need to hear.</p>
