Recently, I have come across quite a few homes that were purchased in a dilapidated state, refurbished and put directly back on the market. This method of flipping is not new, but what I have been surprised by is the level of work that seems to be put into these projects. Unfortunately, I have to report that things are not faring well in this area, and as such it just gives the market another reason to slump.
Listen, I understand most of us are grasping at straws to make ends meet, or with great luck a profit. But, skimping on a renovation is no way to try and cut corners and then conceal it for a quick buck. A proper refurb requires attention to detail, and solid repairs. When this is not done, it is more often than not apparent. And to be frank, if it is not obvious in the beginning, by the time prospective buyers return for a second, and third visit it becomes so.
We all know that upon initial inspection, most buyers gloss over things and see things with rosy coloured glasses. But, those glasses come off in due time, or they are ripped off when those people bring friends, family, or professionals over for an evaluation. Bottom line, do the work as it should be, the consequences can leave you stuck with a property you expected to flip.
